MAINTENANCE SERVICE SUPERVISOR
The Maintenance Service Supervisor is assigned to one property and reports directly to the Property Manager for the assigned property.
OVERVIEW OF POSITION
The Maintenance Service Supervisor works closely with the Property Manager to achieve the goal of maintaining all aspects of the physical property, including interior and exterior of buildings as well as grounds. The Maintenance Service Supervisor hires, trains, and supervises the Maintenance Service Technicians and Porters. Additionally, the Maintenance Service Supervisor will manage all maintenance expenditures under a controlled operating and capital budget.
PRIMARY JOB DUTIES
1) Complete service orders as requested by the Property Manager, while supervising the
Maintenance Service Technicians and grounds staff in the performance of their service requests.
2) Interview and make recommendation for hiring of other service personnel. Supervise said
staff, including team coaching, and processing of job performance and disciplinary reviews, and recommendations to the Property Manager for termination of employment, when necessary.
3) Perform monthly inspections of exterior property, including all building exteriors,
grounds, leasing center and common Regionals. Request office staff to produce service orders necessitated as a result of the monthly inspection. Advise Property Manager of all subsequent safety issues.
4) Provide input to Property Manager in October of each year for preparation of operating and capital budgets. Input will include securing bids for all contract work and capital purchases being recommended.
5) On an annual basis, secure comparison bids for all contract work (landscaping, pest
control, painting, etc.).
6) Inspect vacant apartments during the make-ready process and perform final inspection
when all work is completed. Ensure that a sufficient supply of market-ready vacants is available at all times.
7) Ensure that the Maintenance Shop is organized and clean and that it is set up in
compliance with all established safety standards.
8) Manage the existing system of tracking the location and use of all company tools.
9) Purchase maintenance materials only from suppliers approved by the Property Manager
and within budgetary guidelines.
10) Manage the established preventive maintenance program and provide the Property
Manager with hard copies of monthly reports of inspections and work completed.
11) Schedule and monitor the Maintenance Service Technicians’ after-hours emergency
coverage. Be available to handle emergency calls when Maintenance Service Technicians cannot respond.
12) All job duties are to be in compliance with city, county, state and federal laws that are
pertinent to the property and the apartment industry, including but not limited to Fair
Housing, the Clean Air Act, and OSHA.
OTHER REQUIREMENTS OF JOB
Have a valid Florida driver’s license.
Have reliable transportation.
Have a working telephone.
Be HVAC certified.
Have own hand tools.
Be able to lift very heavy objects, such as furniture or appliances.
Climb stairs and ladders.
Have physical stamina necessary for working in extremely hot weather.
Have ability to analyze electrical, HVAC, and plumbing problems and make repairs.
Be available for work 7 days a week, any hour of the day or night.
Travel expense is not paid unless preauthorized by manager.
